    5 Terrific Reasons Home Staging Can Maximize Your Profits!!

    Besides location, location, location, Staging a property like a model home can be the biggest deciding factor for buyers paying top dollar.  Even in this super competitive market, if a home needs updating, it will sit on the MLS with zero interest or offers, other than investors. Your average buyer can’t see the potential OR they overestimate the repair/remodel costs by as much as 100,000 dollars!  Thank you HGTV.

    As a former real estate agent, with many realtor contacts, my conclusion is buyers would rather pay more for a house that is move in ready, especially if it is stylish and on trend!  Here are 5 terrific reasons to hire a professional Home Stager like Kerry F. Décor.

Agents surveyed said that typically 10% of buyers believed homes should look the way they appear on TV shows. Sixty-eight percent of Realtors® reported that buyers were disappointed by how homes appeared compared to those seen on TV shows.”  Buyers are becoming more savvy and aware. Whether their expectations are realistic or not they’re demanding a higher quality product.
    2.  “Eighty-two percent of buyers' agents said Staging a home made it easier for a buyer to visualize the property as a future home.”   While Realtors sell houses, Stagers sell the lifestyle that goes with it!  An H.S.R. Certified Home Stager, such as myself, is specially trained to create emotional connection points throughout the home to ‘hook’ buyers.
    3. “Among buyers’ agents, having photos (83 percent), videos (74 percent), and virtual tours (73 percent) available for their listings was more important since the beginning of the COVID-19 pandemic. Duh!  Even prior to covid, who looked at listings without photos?  With websites like Redfin and Zillow, more buyers are taking the shopping process into their own hands using the internet. 2 very important clichés apply here: ‘A picture is worth a 1000 words’ and ‘You only get one chance to create a first impression.’    
    4.  “Twenty-three percent of buyer’s agents said that staging a home increased the dollar value offered between one and five percent, compared to other similar homes on the market that are not staged.”  An equal 23 percent of Sellers Agents said the same.  Staging usually costs less than 1% of the asking price so you have everything to gain and nothing to lose.  It’s always cheaper than a price reduction!
    5. “Twenty-two percent of sellers’ agents stated that there were slight decreases in the time on the market when the home is staged.”  This appears more true in a ‘regular’ market.  The last few years have been an exception.  It still doesn’t change the fact that ugly, outdated or tired homes won’t sell regardless.
